The Mercantile Exchange ("MX") is downtown's newest and most exciting neighborhood. It occupies the nine square block area surrounding the former St. Louis Centre, bounded by Broadway, Olive, 8th Street, and Lucas. The epicenter of downtown energy, MX connects all of downtown's most important redevelopment initiatives, from Ballpark Village on the south, to Lumiere Place on the North, and the Washington Avenue Loft District and Post Office Square to the west.
Mercantile Exchange will include over $450,000,000 in redevelopment activity. Included in this monumental development effort is 525,000 square feet (SF) of new or redeveloped Class A office space, 175 residential condominiums, 120 residential apartments, a 216 room upscale hotel, and 450,000 SF of retail. The retail space with include 160,000 SF of brand new, street-facing, high end retail.
Accessed through large glass storefronts that seamlessly connect the sidewalks to the stores, the retail space will be filled with a diverse and vibrant mix of national and local tenants, including stores that specialize in apparel, accessories, home furnishings, dining, and entertainment. This new retail space will define much of MX and will help to crystallize the essence of the new downtown.
Pyramid's partner in this task is General Growth, the second largest owner of retail space in the United States, who owns prestigious properties at the St. Louis Galleria and Michigan Avenue's Water Tower Place. General Growth has tremendous confidence in its ability to bring some of the nation's finest retailers back to downtown St. Louis because of the scope, vision, and excellence of Pyramid's plan for MX.
The ground floor retail experience will be supported by a completely transformed streetscape Ð highlighted by sidewalk cafes, fountains, public art, and lush greenery. Residents and visitors will enjoy energetic street scenes often bustling amidst the many festivals, markets, and celebrations that will take place throughout MX. Current street lights will be replaced by the warm, gentle glow from tasteful historic fixtures.
The area encompassing Mercantile Exchange traditionally housed the finest retailers and other purveyors of commerce in St. Louis, and the nation. Over many generations, the area became widely known and appreciated as Quality Corners. Now, this historic area will be reborn as Mercantile Exchange, once again St. Louis' most important address for retail and commerce.
